San Carlos Real Estate Recap: 2/4/2014

It may be a week of mourning for football fans now that the Super Bowl is over -- or maybe because the game was such a dud.   But regardless, this weekend couldn't have come any faster for home buyers on the Peninsula.    

While Super Bowl Sunday is the grand finale of the pro football season, it has also historically marked the kickoff of the Spring real estate season, and home buyers are anxiously awaiting that much-needed influx of listings that traditionally happens in early February after the big event has concluded.  

And that would be a welcome relief, since there are only 5 homes for sale right now in San Carlos, and only 9 in Belmont.  

Here are some key stats for the San Carlos real estate market from last week:

  • # of Closed Sales: 3
  • Average Sold Price:  $1,670,000
  • Average $/sq foot (sold):  $708
  • % of Asking Price (sold):  97%
  • Average Days on Market (DOM) of Sold Homes:  95
  • # of New Listings: 4
  • # of Homes to go Pending: 6
  • Average Price of Homes for Sale:  $1,170,481
