San Carlos Real Estate Recap: 12/23/2013

If you haven't found your new home in San Carlos yet, you probably aren't going to see it under the Christmas tree this week.  As of this morning, there were only 3 single family homes for sale in the entire city.   That's easily the lowest inventory level that we've seen in recent history, even when you consider where we're at in the calendar year.  

But don't be fooled into thinking that things are going to stay that way for long.  The market should start with a bang right after the New Year, so there should be quite a few more listings to choose from in San Carlos.   That's why it's important to stay on task if you're in the market for a home, because those buyers who do will reap the benefits early in the new year.

Here are some key stats for the San Carlos real estate market from last week:

  • # of Closed Sales: 6
  • Average Sold Price:  $1,450,000
  • Average $/sq foot (sold):  $702
  • % of Asking Price (sold):  106%
  • Average Days on Market (DOM) of Sold Homes:  7
  • # of New Listings: 1
  • # of Homes to go Pending: 4
  • Average Price of Homes for Sale:  $1,514,650
