San Carlos Real Estate Recap: 12/16/2013

The San Carlos real estate market in December continues to defy the conventional wisdom of when you should (or shouldn't) put a house on the market.   Case in point -- there were 5 homes that went into contract last week, and it only took an average of only 5.4 days for each of them to get snapped up.   That's virtually unheard of for this time of year.

In a normal calendar year, a seller wouldn't even dream of putting a house on the market the second week of December, unless they absolutely had to.   Yet, a $2.5M home just hit the market this morning.  This year, what seems to matter the most is picking a week when the inventory is at its lowest.  And speaking of inventory levels, the number of single-family homes currently for sale in San Carlos is sitting at 8 -- in  the entire city!  

Here are some key stats for the San Carlos real estate market from last week:

  • # of Closed Sales: 11
  • Average Sold Price:  $1,076,091
  • Average $/sq foot (sold):  $743
  • % of Asking Price (sold):  106%
  • Average Days on Market (DOM) of Sold Homes:  22
  • # of New Listings: 2
  • # of Homes to go Pending: 5
  • Average Price of Homes for Sale:  $1,381,658
