San Carlos Real Estate Recap: 1/14/2014

The first full week of 2014 didn't bring the influx of new listings that buyers were hoping for.  Only one home seller opted to put their home on the market last week, and by the weekend there were only 3 single-family homes for sale in the entire city!  This is easily the lowest level that we've seen in recent history.   And with only one listing debuting this week in time for the Tuesday Broker's tour, we're starting off the week with only 4 homes for sale.   

If you're thinking of selling your home at any point in 2014, you probably couldn't draw up a more favorable market scenario than what we have right now in San Carlos, since the inventory has nowhere to go but up from here.   It's certainly worth considering accelerating your timeline to take advantage of these rare market conditions.

Here are some key stats for the San Carlos real estate market from last week:

  • Average Sold Price:  $1,641,833
  • Average $/sq foot (sold):  $784
  • % of Asking Price (sold):  102%
  • Average Days on Market (DOM) of Sold Homes:  19
  • # of New Listings: 1
  • # of Homes to go Pending: 2
  • Average Price of Homes for Sale:  $1,349,333
