San Carlos Real Estate Recap: 11/4/13

Despite the uncharacteristically high number of new listings (6) to debut for this late in the calendar year, home buyers in San Carlos snapped up homes at just about the same rate last week.   The result is that the inventory of homes for sale in San Carlos didn't budge at all, and still sits below 20.

It's virtually the same situation over in Belmont, where there are also only 17 homes for sale in the entire city.   Home buyers tend to choose either San Carlos or Belmont for many of the same reasons -- the great schools, ideal location, community feel -- and right now they simply don't have much to choose from in either town.  Patience and perseverance are two traits that are mandatory for home buyers in this tight market.

Here are some other key stats for the San Carlos real estate market from last week:

  • # of Closed Sales: 4
  • Average Sold Price:  $1,462,000
  • Average $/sq foot (sold):  $720
  • % of Asking Price (sold):  104%
  • Average Days on Market (DOM) of Sold Homes:  39
  • # of New Listings: 6
  • # of Homes to go Pending: 5
  • Average Price of Homes for Sale:  $1,384,056
