San Carlos Real Estate Recap: 11/30/13

It hardly seemed like Thanksgiving last week in San Carlos.  The weather was sunny and warm, and the home buyers that stayed in the area were out in droves trying to find that elusive home in San Carlos.   Traditionally, the months of November and December are two of the slowest months of the year for real estate sales -- especially during Thanksgiving week.   But this year has been anything but traditional for real estate.

5 homes went into contract during the abbreviated holiday week, which briefly drove the inventory of single-family homes for sale in San Carlos down to the lowest level we have seen so far this year -- six.  Even with the two new listings that hit the market today, we are at uncharacteristically low levels of inventory for this time of year in San Carlos.

It's hard to say how much longer the warm weather will continue, but one thing is for certain -- the real estate market in San Carlos will remain hot for the foreseeable future.

  • # of Closed Sales: 5
  • Average Sold Price:  $1,046,400
  • Average $/sq foot (sold):  $645
  • % of Asking Price (sold):  107%
  • Average Days on Market (DOM) of Sold Homes:  19
  • # of New Listings: 2
  • # of Homes to go Pending: 5
  • Average Price of Homes for Sale:  $1,600,658
