The San Carlos Real Estate Recap: 11/11/13

The entry-level market for homes in San Carlos continues to be fiercely competitive, as we are still seeing multiple offers and aggressive bidding for virtually every home that's listed below $1.5M.  Just this past week alone, the 6 homes that sold which were originally listed below $1.5M fetched an average of 115% of their asking price.   That's an amazing show of strength considering where we are in the year.

Add to this the fact that there are only 13 homes for sale in the entire city of San Carlos, and that means that the battle for that elusive entry-level home in San Carlos will continue for some time.

Here are some other key stats for the San Carlos real estate market from last week:

  • # of Closed Sales: 8
  • Average Sold Price:  $1,391,385
  • Average $/sq foot (sold):  $752
  • % of Asking Price (sold):  106%
  • Average Days on Market (DOM) of Sold Homes:  19
  • # of New Listings: 2
  • # of Homes to go Pending: 7
  • Average Price of Homes for Sale:  $1,606,923
