San Carlos Real Estate Recap: 10/28/13

If you're out shopping for a home in San Carlos right now, then you're already painfully aware of how few homes there are to choose from.   As of this morning, there are only 15 single-family homes for sale in the entire city of San Carlos.  And 4 of these homes will be taking offers this week, so without a influx of new listings today or tomorrow, that number is going to drop even further.   That's a big reason why open houses were very busy this weekend -- there's simply nothing for buyers to look at.

This of course is bad news for buyers, but great news for anyone who has the guts to put their home on the market at this time of year.  Unlike normal years, this is the period of time when the market starts to wind down for the year.   But this year is anything BUT normal.

Here are some other key stats for the San Carlos real estate market from last week:

  • # of Closed Sales: 7
  • Average Sold Price:  $1,142,857
  • Average $/sq foot (sold):  $674
  • % of Asking Price (sold):  110%
  • Average Days on Market (DOM) of Sold Homes:  10
  • # of Homes to go Pending: 3
  • Average Price of Homes for Sale:  $1,543,400
