San Carlos Home Report: What do you get for $950,000?

Say you have around $950,000 to spend on a home in San Carlos. What will that buy you? Let's take a look.

There are currently only 7 properties for sale in San Carlos in the $900,000 range, 6 of which are single detached residences, and 1 is a townhome.  They range in price from $989,000 to $919,000 and have been for sale any where from 398 days to 5.  

At the top of the price range 1311 Geneva, listed by Stephen Hicks of Gateway Properties for $989,000, has been on the market for less than a week.  The single story, 3 bedroom, 2 bathroom, 1500 square foot home features an updated kitchen, formal dining room and family room, and is situated on a professionally landscaped, 7150 square foot corner lot.

Mid-point in the $900,000’s is 230 Hillcrest Road, a short sale property, listed by Danny Tsen, Maxreal Property, and priced at $949,000.  With 2,420 square feet of interior space on a sloped, 7520 square foot lot, the 2-story home offers 3 bedrooms and 3 bathrooms, an updated kitchen and baths, family room, pool and even a bay view.  

Priced at $919,000 6 Daffodil Lane, a La Ventana townhouse listed by Sharon Gerbing with Alain Pinel Realtors, boasts 2 bedrooms and 2 bathrooms plus a study in 1990 square feet with vaulted ceilings and upgraded appliances.  

With 6 sales currently pending, 1516 Saint Francis Way, listed by Justine Ford, Today Sotheby’s International Realty, for $949,000, exemplifies the swiftly moving market for homes in this price range that are priced well and show well.  The remodeled 1620 square foot, 3 bedroom, 2 bathroom home on a 5000 square foot lot in the highly desirable White Oaks neighborhood just sold in 9 days.

In the past 6 months there have been 11 closed sales recorded in the $900,000’s, all detached, single residences and ranging from $990,000 to $900,000.  

Sitting at the top at $990,000 is 916 Rosewood Avenue, listed by Emily Lim of ReMax/Star Properties for $938,000 and sold in 6 days in September, 2010.  The 3 bedroom, 2 bathroom, 1350 square foot home successfully combines the 1930’s charm with a remodeled kitchen and updating throughout and also offers a studio cottage on the 6000 square foot lot.

281 Club Drive sold for $900,000 in November, 2010, after 45 days on the market initially priced at $988,000 and listed by Nancy Wierenga, Coldwell Banker.  With 3  bedrooms, 2 baths and 1700 square feet of living space, the 2 story home features a gourmet kitchen, family room and views from the 23, 000 square foot, sloped lot.
